The Real Estate Market (in General)

Median DOM Charleston AreaOur real estate market continues to perform well. Year to date, we are up 3.3% over the same period from 2016 in number of transactions. In 2017 we may possibly sell over 18,000 homes for the first time in history! A few MLS areas are actually down in sales numbers simply due to lack of inventory, no one wants to leave!!

Year to date, we are up 4.1% in median sales price over the same period from 2016. Median sales price is now around $254,000. There are a few specific MLS areas, like James Island, where the median sales price is up over 10% over 2016 prices.

In automotive news, Volvo Car has announced it will double their initial $500 million investment and add an additional 1,900 to its original 2,000 employment estimate. The 1,600 acre Ridgeville, SC plant will produce the company’s S60 sedan.

The Governor says South Carolina is in the running for the new Toyota-Mazda plant, along with 10 other states. The collaboration will require 1,000 acres, 2 assembly lines, and 4,000 workers to produce 300K vehicles each year. The $1.6B plant would open in 2021 building a crossover for Mazda and the Corolla for Toyota, both for the US market.

The Summerville real estate market has taken off, with median home prices above the "high water mark" of 2007 (see graph). Many new construction projects are underway including large projects like Nexton, which will cater to new Volvo employees in their Ridgeville plant.

Charleston, SC Real Estate Market Update

In general, the Charleston, SC real estate market here is booming and 2017 will likely be the busiest year we’ve ever had, so far the market is up by 8.9% over 2016, which was our second busiest year. Median sales price is also up 4.4% to an all time high of $250k. The economy is roaring along, with only about 3.1% unemployment rate.

Demand for the area as a whole is still strong: Manufacturing jobs are being created - with Boeing, Volvo and Mercedes Benz leading the pack. Cainhoy Plantation - Major New Development Project

Cainhoy PlantationDevelopers broke ground this month on Cainhoy Plantation, a 9,000-acre tract of land (part of the Guggenheim holdings that included Daniel Island) with the construction of a 274-unit apartment complex ("The Village at Point Hope".

The master plan calls for a mix of residential, retail, recreational, educational and commercial uses. The Daniel Island Company is the developer. A new school has already been built, and a second school is expected to open in August. The developer is likely to announce a grocery-anchored shopping center in the community. The first residential neighborhoods will be introduced sometime in 2018.

Charleston SC is doing very well economically and its population is growing steadily - our real estate market is simply a reflection of that. 

Year to date, we are up 10% in terms of number of transactions - if we continue like this, 2017 will likely be the busiest year we’ve ever had. 

Median price is up a modest 4.3% to $247,000.  However, many specific areas are up much higher than that.  Mount Pleasant continues to be a highly demanded area because of schools, amenities and the proximity to the beaches.  The median price per square foot in Mount Pleasant is now over $200/sq.ft.
