I'On is one of the premier custom home communities in the Charleston area. Named after Jacob Bond I'On (1782-1859), a war hero and President of the South Carolina Senate who also served as the mayor of Sullivan's Island, in the last decade I'On has established its reputation as aplace to lead a social, affluent, semi-urban lifestyle, enjoying the traditional Southern architectural designs in a newer home. Built around two large lakes and fronting Hobcaw Creek. I'On has won several national prizes for being a people-friendly community. Walking trails, neighborhood shops, restaurants and a pub, private tennis & swimming club, a social club with its own mooring, churches, a bird rookery and plenty of open public spaces give I'On residents to opportunity to enjoy the Lowcountry, walk their dogs, interact with their neighbors and connect with nature, while living 10 minutes from Downtown Charleston.
In 2009, custom homes in I'On Village generally range in price from $500,000 to $2.5 million. There are still vacant lots available for sale in I'On, and these range in price from $100,000 to $500,000.
This 240-acre neighborhood is divided into six smaller "boroughs" of 80 to 150 homes (there are supposed to be a total of about 760 homes when fully built). Living in I'On is for those who like social interaction, since its intention is to replicate denser urban living. The small lot size, higher-end custom home finishes, narrow streets, rear lane detached garages and architectural styles make for a very Southern-traditional neighborhood that enhances the social, economic and environmental benefits of a planned urban community with a higher density that a regular suburban development.
