I'ON - A PREMIER AWARD-WINNING SUBDIVISION IN MOUNT PLEASANT

I'On Village in Mount Pleasant is a premier subdivision located about 3 miles North of the Ravenel Bridge. Built as a "neo-traditional" village with an urbanist style and architecture simulating Downtown Historic Charleston.

I'On takes its name after Jacob Bond I'On, the first Mayor of the Town of Sullivans Island. Features of the I'On community include narrow streets, sidewalks, shared public green spaces, walking trails and community amenities. It is conveniently located in "inner" Mount Pleasant, where only a 10-minute drive will take you to Downtown Charleston or the beach at Sullivans Island.

As of 2015, the community is almost built out with 750+ homes. There is a small commercial section at the entrance which includes businesses include such as the I'On Inn, Square Onion gourmet deli, O'Brion's Pub, Grace Salon Spa, and the Sweet Olive Gift Shop, amongst others.

I'On is filled with unique, high-end, custom-built homes. This upscale neighborhood offers a great place for families to enjoy, or a great place to retire. I'On residents very commonly use golf carts an bicycles for a quick ride to visit neighbors, go to the private club, pick up some groceries or watch the sunset on the creek. At the back of the neighborhood, you will find the I'On Creek Club, where weddings and many special events are held along the peaceful water, and residents can moor a boat for the day.

Throughout the oak-lines streets and the relaxed feel, I'On Homes come in many shapes and sizes. From one-story charming cottages to the Charleston singles, and marshfront luxury homes, I'On offers something for everyone. From modern to traditional interiors, you'll find luxurious finishes throughout. There are still some vacant lots where demanding buyers can build their own custom-built home (following the architectural guidelines of the subdivision).

The I'On Club offers a restaurant, plus year-round clay court tennis, 3 pools (junior olympic saline, adult lounge pool saline & a shaded baby pool) as well as a gym & exercise facility with personal trainers and group classes.

I'On Village. has truly carved out a one-of-a-kind identity for itself and has become well-recognized throughout the local community for being a high-end, quality place to live. I'On homes command a premium over the average Mount Pleasant home (see chart).

Grocery shopping is easy, with Bi-Lo Supermarket, Publix, Trader Joe's, Aldi, Whole Foods and Harris Teeter all within a 5-minute drive. Starbucks, Collective Coffee and many other restaurants are also easily accessible. In addition Mount Pleasant Towne Center, an outdoor mall, is only a few minutes away.

Real Estate
I'On homes command a premium price in Mount Pleasant. The graph shows the median price per square foot for the last 3 years, compare to Mount Pleasant as a whole.



Although prices are higher than average, supply has been limited and demand for I'On real estate has been strong, resulting in lower than average Months of Inventory, as the graph below shows.
