The single-family detached market (SFD) in this area is going through a notable shift, and the latest data — compared to the broader Charleston market — tells an interesting story. The following summary and graphs highlight the main market indicators. Median Home Prices are down from this time last year. The median home in 29466 sold for $975,000, down 11.8% from $1,105,000 during the same period a year ago. That's a meaningful price correction. Meanwhile, the overall Charleston MLS median sold price actually nudged upward to $468,217 (+2.7%). In other words, prices in 29466 are moving in the opposite direction from the rest of the market — reflecting the unique affordability pressures that come with homes priced near $1 million.

29466 SFD homes are taking longer to sell — but are still selling faster than for the entire Charleston area. Days on market in 29466 doubled from 8 to 16 days year-over-year. That sounds dramatic, but context matters: the average Charleston-area home is taking 25 days to sell. So while 29466 has slowed down, it's still outpacing the broader market.

The Number of Sold Homes in the last 3 months is down by 4.5% from the same period last year in 29466, whereas sales in the metro area increased by 0.7%.

Inventory is tight — yet prices have softened. This is the head-scratcher in the data. With only 137 homes for sale and 2.3 months of supply — well below the MLS average of 3.3 months supply — you'd normally expect prices to hold firm or rise. Instead they're declining. The most likely explanation: At nearly $1 million, the pool of buyers who can comfortably qualify at today's mortgage rates is simply smaller, giving those buyers more leverage regardless of how many homes are available.

Sellers are providing slightly larger discounts, with homes closing at 97.9% of original list price — compared to 98.4% last year — and nearly identical to the MLS average of 97.8%. 

The Bottom Line:

Upper Mount Pleasant remains a premium market. Homes here cost more than double the Charleston average and still sell faster. However, the days of peak post-Covid pricing are behind us for now.

For Buyers in 29466: You have a real opportunity to get into Upper Mount Pleasant at slightly more affordable prices.

For Sellers in 29466: Those who price to today's reality will sell; those holding out for last year's numbers will sit.
