Steady Real Estate Sales in the Charleston, SC Area

CHARLESTON, SC—(November 10, 2015) 1,248 homes sold in October in the region at a median price of $225,000 according to preliminary data released today by the Charleston Trident Association of Realtors® (CTAR). In October 2014, 1,226 homes sold in the region at a median price of $215,000.

Year-to-date data shows that sales volume is 14% ahead of where it was in 2014, and median price has increased by 5% in the region.

Thus far in 2015, 13,701 homes have sold at a median price of $227,000. Through October 2014, 11,946 homes had sold at a median price of $216,000.

There are 5,950 homes listed as “active” for sale in the Charleston Trident Multiple Listing Service (CTMLS).

“As we expected, October sales data was a bit slow, as many parts of our region were affected by the historic flooding at the beginning of the month which impacted showings and some closings” said 2015 CTAR President Matt DeAntonio.

“There’s no question our market is performing very well” he continued, “but we are monitoring the year-to-date median price data. Median price has steadily increased throughout the year, now at 5%, which is on the higher end of sustainable. We are continuing to work with groups like the SC Community Loan Fund and their new Housing Matters campaign, to improve affordable housing options for everyone in the Lowcountry” he said.

September Adjustment
Preliminary figures showed 1,437 homes sold in September in the region at a median price of $233,545. Adjusted data now shows 1,445 sales at a median price of 234,000.

Tri-County Reports
1,231 homes sold in Charleston, Berkeley or Dorchester counties at a median price of $237,000.

Berkeley County
295 homes sold at a median price of $208,000 in Berkeley County in October. The most active area of the county was the area bordered by Jedburg Road/Hwy 17A/College Park—where 78 homes sold at a median price of $214,522.

Charleston County
645 homes sold at a median price of $284,000 in October in Charleston County. The most active area of the county was North Mt. Pleasant, where 116 homes sold at a median price of $385,155. North Charleston/Summerville (outside I-526) followed closely behind with 94 sales at a median price of $158,500.

Dorchester County
238 homes sold at a median price of $196,245 in Dorchester County in October. The most active area of Dorchester County was Summerville/Ridgeville, where 120 homes sold at a median price of $211,250.
