Buying New Construction in Mount Pleasant, SC

There are a number of new home developments in Mount Pleasant, most of them located North of IOP Connector. As a matter of fact, in that area 56% (almost 6 out of 10) "pending" transactions are for new construction homes. 

New Construction vs Preowned in Mt Pleasant Area 41The two largest developments in the area are Oyster Point by DR Horton and Carolina Park (multiple builders). Both developments have a range of products from townhomes (attached) to custom/semi-custom built homes. Other smaller subdivisions like Magnolia Village (Beazer Homes), Tidal Walk (DR Horton), Porchers Preserve (Pulte Homes) and Tupelo (Ryland Homes) are selling swiftly.

One of the main difficulties about buying a new construction home is the timing. A home that needs to be build from the ground up normally takes 6-8 months to build. This can create some logistics challenges for the buyers, since the rental market is very tight and most landlords prefer leases for a minimum of 1 year. 

Ready to buy one NOW? Some builder have "spec" homes at different stages of construction. Some of these may still have some possible customization available. Not all "spec" homes are advertised on MLS, as some builders prefer to finish them before advertising them publicly for sale.
